When will the home Improvement business come back?
Q. When will the home Improvement business come back? I had to take a job Due to the slow down and I now work in sales selling printing supplies and hate it . The money is just OK but my Heart is just not in it. I would Rather put on jeans and tee shirt vs Suite. I gained weight and now very unhappy. Are there any home improvement sites for renters?
Q. We're renting a house, and I want to fixup the bathroom and the kitchen, but all the home improvement and makeover sites I've been to only have stuff that I know I can't and don't want to do, so if anyone knows of any sites, or if anyone has any ideas of their own, I would appreciate it! I'm looking for things I can do myself.

A. How extensive a "fixup" were you going to do? Check your lease first to see what you're allowed to do without prior written consent from the landlord. Most residential leases, at least in my market, limit tenant alterations to reasonable changes that can be easily restored to their original condition when the tenant leaves (e.g. painting, hanging shelving and pictures). Major renovations, such as replacing cabinets, tile, appliances, must only be done with the landlord's consent. He'll be living with your choices long after you move out, so HE has the right to say no, or, if he says yes, to approve styles and materials. Also, all improvements belong to the landlord, so unless he's cut you a deal where you fix the place up in exchange… [cont.]

Should I get home improvement loan or refinance with cash out?
Q. I want to refinance my home to take advantage of lower interests rates. I also want to renovate my house since it has severe structural problems. Should I refinance and get cash out to use for home improvement or should I refinance without cash out and get a separate home improvement loan? What is the difference between the two scenarios?

A. A refinance with cash out would save you money in the long run. The interest rate would be lower for a 1st mortgage. If you refinanced for a lower interest rate, you would be required to pay for the refinance and other closing cost. Now if you turned around immediately and got a second mortgage or a Home Equity Line of Credit (HELOC) you would once again be required to pay for the loan as well as any related closing cost. On this 2nd mortgage the interest rate would be 2%-3% higher. For any legal or tax matters you should consult with your attorney or tax consultant. I hope this has been of some use to you, good luck.
